Twitter and Real Estate!

It has been a few weeks since my last entry; mostly due to an extremely busy investor market and some time off enjoying the relaxation of summer.  I hope all of you are enjoying and celebrating your summer.  Summer is one of my favorite times of the year, especially in Southern California.

Before, I get into an update on the real estate market here on The Irvine Ranch, I wanted to touch on the new phenomenon called, Twitter.  Twitter is designed as a way for people to keep in touch via the internet as to up to the minute activities.  It allows a person to send a short messgae, usually less than 140 characters, and when it is sent, it notifies registered “followers” to see where the person is or what he or she are doing.  These short messages are called “tweets”.

The concept is great and from a real estate perspective, I can see some great benefits.  With my Blog, I try to keep you updated as to changes in the market, but it may not give you a “real time” analysis as Twitter does.

For example, if I am at a foreclosure auction and a great deal comes up, I can only send a text out one at a time, but with Twitter, all my “followers” will know in real time what is happening.  An example is, on Friday a new property hit the market in www.NorthwoodPointeIrvine.com and I notified two of my buyers as soon as my BlackBerry received the new lsiting.  One of my buyers responded immediately and we submitted an offer within 2 hours of the property hitting the market.

With Twitter, hundreds of people would have been notified in an instant.  There is no subsitute for a real time phone call, but the Internet comes very very close and the great thing is, in the same time it takes to make that phone call, thousands or even millions of people can be notified. 

www.MichaelDunnBlog.com has approximately 600 uniques visitors per day.  Not bad for a local real estate agent!  Real estate is such a local and regional market that Twitter may not be as important but there are many foreign investors who may be interetesed in the latest available properties and Twitter is an excellent way to keep up thousands of miles away.
