2009 and Mike Dunn!
Well, we are 13 hours into the first day of 2009 and I noticed a few things this morning:
1. The sun rose in the east.
2. Whatever else happens, is fine with me!
There has been more doom and gloom spoken, written, and filmed about in the past few months then a Wes Craven movie or a Bram Stoker novel. If the sun rose in the east where you live, then we are all A-OK.
Now, since I am in the real estate business and an investor, the news for my sector has not been very uplifting. The good news is this: the only thing permanent, is change. Please remember this. You see one thing about the Universe is consistency. Whether the market is hot or icy cold, it is only temporary.
Much like going to the gym and lifting weights. The actual lifting of the weights takes at most 90 minutes. Even then, the actual time spent lifting without factoring in recovery, goes down to 30 minutes. The benefit of these mere 30 minutes last the enitre day. So for a 30 minutes time investment, you get 23 and a half hours of good health.
Same hold true for real estate. Let’s assume you purchase an investment property for $150,000 and rent it for $1,200 per month. With $30,000 as a down-payment and a $120,000 mortgage at 5%, your monthly payment is $500 per month. Let’s assume $150 per month for taxes, after all is said and DUNN, you net $550 per month or $6,600 per year profit. In the meantime, if your property increases in value by an average of 7% per year for 12 years, the value goes up to $300,000. When you sell it you walk away with roughly $230,000. If you buy 5 of these properties, you get over $1M at the end of 12 years.
The great thing about this is, while your home is appreciating, you are saving money through your work. I know, I know, I hear you: “But Mike, what if the market goes down?” Here is the beauty, you still have a tenant paying your mortgage for you. All you have to do is stay alive. Yes, STAY ALIVE!
The above is the answer to everything. Do not try and time the market. Play for the long-term. Remember, you only need the money when you need help walking, bathing and eating.
